PHOTO_1Mortgage Valuation
This is a brief inspection, suitable for a modern house, less than 10 years old, and where major defects would be highlighted with an open market value provided.

PHOTO_2RICS Home Buyers Survey & Valuation Report
This is an intermediate grade survey reporting on the ‘significant’ or ‘urgent’ defects within the property, the essential repairs requiring remedial works that would have an effect on the value of the property. This is a thorough inspection, with a concise report, including a valuation and summary. Ideally suited to primarily semi-detached dwelling houses and those of less than 180 square metres in floor area.

PHOTO_3Building Survey
This is a bespoke forensic examination of the property, an in-depth inspection and report, including photographs, a schedule of essential repairs, technical advice and detailed summary with a valuation if required. A ‘post-survey’ service can be provided to discuss the content of the report with appropriate costings of major repairs.

PHOTO_4A Structural Defect Report
This tends to follow from one of the above survey or valuation reports, specifically to return and investigate structural defects found. Investigations might include trial holes for foundation appraisal and sub-soil analysis, cavity wall tie or lintel assessment and drains test. Clear conclusions and recommendations are provided, with approximate costings as appropriate.
