Building Survey Reports

With certain types of property, a more in-depth examination is required, over and above an RICS Home Buyer Survey Report. These can be summarised as follows:

  • Substantial older dwellings in excess of 180sqm in size
  • Buildings in poor condition
  • Dwellings in multiple occupancy
  • Listed buildings
  • Buildings of mixed residential/commercial use
  • Non-traditional construction

The Building Survey is a comprehensive inspection & Report, including an assessment of the loft spaces, sub-floor Butchers Shop - typical property surveyed by Edward Jackson Partnershipareas, inside & outside the dwelling, garages/outbuildings, conservatories, grounds & boundaries. Our prices are from £450 + VAT which is certainly money well-spent.

It can include a valuation and the text is supported by photographs, technical information/diagrams and a Glossary of Terms.

At Edward Jackson we also provide a Schedule of Essential Repairs which is Thatched Cottage surveys by Edward Jackson of Southport, Merseysideuseful for obtaining quotations from building contractors. The Schedule shows colour coded Condition Ratings to help you prioritise & budget for the works required. This, along with the valuation, is excellent in assisting you in your negotiations over the final price to be paid for the property. You could well save a substantial sum of money.

1No repair is currently needed. The property must be maintained in the normal way.

2Defects that need repairing or replacing, butare not considered to be either serious or urgent. The property must be maintained in the normal way.

3Defects that are serious and/or need to be repaired, replaced or investigated urgently.

The Survey also includes Maintenance Advice for the future, and we offer an aftersales service to discuss any specific issues raised in the report. You may require more specialist advice prior to purchase and we highlight any potential legal issues to be resolved by your solicitor.
